Flip a House! rewards players who turn filthy properties into sellable homes. Your tools decide how long each flip takes. This page ranks typical cleaning gear—starter brooms, mid scrubbers and brushes, and late vacuums or powered washers—using cleaning efficiency and unlock value. These tiers are community guidance. Ranking criteria (tools)

• Cleaning efficiency — Coverage, speed, and how well the tool handles trash piles versus stuck grime.
• Unlock value — Payback time after purchase; a pricey vacuum that halves clear time often beats a cheap gadget you barely use.
• Midgame staying power — Whether the tool still matters on larger houses, not only the first shack.
• Co-op fit — How well it shares a four-player session (one vacuum carrier vs everyone stuck on brooms).

We intentionally avoid fake Robux tables or invented percentage buffs. If your shop shows different labels, map them to the closest role below.

S tier — buy when you can afford them

Vacuum-class cleaners sit at the top for most Flip a House sessions. Once trash is swept, leftover dust, crumbs, and fine mess are what eat the clock. A vacuum-style upgrade usually multiplies clears per hour and makes bigger houses realistic instead of exhausting. In co-op, assigning one player to vacuum while others scrub or haul trash is a classic split.

Why S: Massive cleaning-speed spike, strong midgame value, and clear unlock payback when you sell often. Prioritize this lane before luxury furniture spam.

A tier — strong seconds

Power scrubbers / pressure-style washers (when available in the shop) shine on stained walls, floors, and outdoor mess that a broom cannot finish. They pair with vacuums: scrub the stuck layers, vacuum the loose debris. If your cash is tight, an A-tier scrubber can bridge you until the vacuum unlock without trapping you on starter tools forever.

Multi-surface brushes that clear cobwebs, corners, or specialty mess markers also land in A when they remove a unique bottleneck. Specialty tools only stay A if that mess type appears often on the houses you actually flip.

B tier — solid midgame picks

Upgraded brooms or wide sweepers that improve on the free starter kit belong here. They are worth buying early if the vacuum is still gated, then they become backups once you own better gear. B-tier tools are also fine hand-me-downs for newer co-op partners while veterans run S/A equipment.

Situational scrub kits that excel in bathrooms or kitchens but feel average elsewhere stay B: bring them when the house layout matches, skip them when you are rushing a small flip for quick cash.

C tier — workable starters

The default broom (or equivalent starter cleaner) is honest C-tier: mandatory at spawn, slow on big properties, and outclassed as soon as you bank a few sales. Do not feel bad using it—Just do not overspend cosmetics while you are still swinging the starter stick.

Narrow niche tools that only appear useful once every few houses also sit in C unless a patch makes that mess type constant. Keep cash liquid for the next vacuum-class unlock instead.

D tier — deprioritize early

Low-impact gadgets that look flashy but barely change clear time, duplicate a job your broom already does, or cost a huge chunk of your first sales belong in D for early and midgame. The same goes for impulse Robux-looking convenience buys when a cash vacuum would solve the real bottleneck—always read the shop description and test on one room before committing your flip budget.

D-tier does not mean “never.” It means “not until S/A cleaning tools and a sensible furniture package are online.”

Suggested unlock order

1. Finish a few small houses with the starter broom; claim Like + Join Group free money when the game offers it.
2. Buy the best efficiency upgrade you can afford (usually vacuum-class or a strong scrubber)—see Make Money Fast.
3. Stabilize furniture spends with the Furniture Tier List so sell prices rise with your new speed.
4. Reinvest into larger houses only when clears no longer stall; use the Flip Checklist each session.

Co-op tool tips

With up to four players, do not all buy the same mid tool on day one. Stagger unlocks: one vacuum, one scrub focus, others on trash routes and furniture runs. Communicate which rooms are “dry” (ready to furnish) so you do not re-clean staged spaces. Tool tiers still apply—shared labor just shortens the calendar time to afford S-tier gear.

Patch caution

Increates House can retune shops after the July 2026 launch window. If a vacuum is nerfed or a new scrubber appears, grades move. Track notes on the Updates Hub and Changelog, and verify live behavior in-game rather than trusting outdated screenshots.
